POLICIES & GUEST RENTAL AGREEMENT The Pearl

Condominiums, 8499 Gulf Blvd., Unit 1406, Navarre Beach, FL 32566

RESERVATIONS: A minimum of 50% down per reservation is required at the time of booking. Final payment is due thirty (30) days prior to check-in for your arrival. Sixty (60) days prior to the monthly rental check-in. To protect against the loss of your rental payments, travel insurance is strongly recommended.  Each reservation is also subject to a cleaning and linen fee, 6% processing/administrative fees, and taxes at state/local rates of 12%.


CANCELLATION POLICY: All cancellations are subject to a cancellation fee of $100. Your prepaid rent, less the cancellation fee, will be returned if the reservation is canceled 31 days or more prior to arrival for weekly and daily reservations, and 61 days or more prior to arrival for monthly reservations. All reservations canceled within 30 days, or 60 days for monthly, of arrival will forfeit the advance payment unless we are able to rebook the dates. We will make every attempt to fill the dates and return your full payments less than the $100.00 cancellation fee.


AIR CONDITIONING/OPEN DOORS: Balcony doors and Exterior doors are to remain closed while running the AC/Heat.  The high humidity causes the AC/Heat units to “freeze up” and can permanently damage them.  Any damage caused during your stay, attributed to this issue by maintenance staff, will affect the return of the security deposit.  Condensation collecting or dripping from the AC/Heat Vent on walls or ceilings are indications of potential problems.  ****All Exterior Doors have Sensors which when the door is left open will automatically turn off the HVAC.  Double-check the doors closely as even a tiny opening will trigger the sensor.

Opening the Exterior Front Door with the Balcony Door(s) open can cause a draft that can slam the exterior and interior doors.  This can be dangerous and/or cause you to be locked out of the unit.  DO NOT OPEN AN EXTERIOR DOOR OR THE BALCONY DOORS WHILE THE OTHER IS OPEN.


CONFIRMATIONS: You will receive a confirmation letter after we receive your last payment, signed Reservation Form, and Policies Form. Please contact us immediately if you find a discrepancy, otherwise, it will be assumed correct.


CHECK-IN PROCEDURES: Due to extra cleaning measures in effect from COVID 19 -Check-in time is 5:00 pm on the date of arrival. DO NO ARRIVE EARLY UNLESS APPROVED BY THE OWNER IN ADVANCE. CLEANING CREW CANNOT COMPLETE THEIR PREPARATIONS FOR YOUR STAY IF INTERUPPED BY EARLY ARRIVALS. Late arrivals are not a problem as the condo has keyless entry. 24 Hour Access.


PAYMENT: Final rental payments are due in full 30 days prior to arrival. (Or 60 days prior to arrival for monthly reservations.) All payments are due in advance and therefore you will enjoy the convenience of going directly to the condo upon your arrival. You may pay with Visa/MasterCard, or American Express as your reservation covers processing fees.  You will be charged for the entire length of stay reserved and will not be refunded for checking in late and/or checking out early.  Sorry, no refunds will be given for inclement weather. (See Hurricane Policy Below)


CHECKOUT PROCEDURES: Due to extra cleaning measures in effect from COVID 19 Checkout time is 9:00 am on the day of departure. The Cleaning Crew will be knocking on your door to start preparations for the next guests.


To avoid additional cleaning charges, please do the following before departure:
1. Remove all food from the refrigerator and cabinets and dispose of it.
2. Load dirty dishes into the dishwasher; fill with dishwasher soap and start. Wipe down all cabinet tops and sticky surfaces.
3. Leave furniture, pillows, rugs, etc. arranged as you found it.
4. Put garbage in sturdy garbage bags and deposit in the trash shoot on the 14th floor near the elevators or in the large receptacles on the ground floor of the building (located to the left of the entrance doors when you are exiting the building.)

5. Close and Lock all Windows and Doors.  Please replace boards that safely keep the sliding doors locked.

6. Close all Window Drapes & Blinds.

7. In summer please Set AC at 78 degrees (in both main condominium and second master suite.) In winter please set Heat at 68 degrees (in both main condominium and second master suite.)

8. Please leave the property neat and orderly.

9. Please notify us by email or phone of any breakage or damage.

10. Please check the exterior door on vacation to make sure it is locked.

11. If you were approved for a pet PLEASE MAKE SURE YOU REMOVE ANY PET HAIR, VOMIT, EXCREMENTS, ETC FROM FURNITURE, BEDDING, ETC or there will be a withholding from your security deposit to cover extra cleaning and sanitation charges.

HURRICANE POLICY:  If a mandatory evacuation is issued, by the National Hurricane Center or our local governing officials due to a tropical storm or hurricane threatening our area, we will allow for a refund of any prorated rent payments. If you are concerned about inclement weather affecting your trip, please consider purchasing travel insurance.

WHAT TO BRING: You will be supplied with a limited supply of bath towels, hand towels, and washcloths, as well as a limited supply of toilet tissue and paper towels. You will need to provide your own personal beach/pool towels. Rental rates do not include daily cleaning service or a change of linens. Daily cleaning service and/or towel service can be set up for a fee. Please let us know if you would like to add this to your stay. You should also bring personal soaps/shampoo, laundry detergents, dish detergents, garbage bags, and paper products. Due to sanitation concerns, no food items will be left in the unit.


FURNISHINGS & EQUIPMENT: You are renting a privately owned home or condominium. It has been decorated and equipped to satisfy the particular tastes and desires of the owner. Please be considerate of the belongings of the owner and to the people who will be renting the property after you. Please do not rearrange the furniture, take any items outside that are part of the interior decor, or move any furnishings or kitchen items to another property. You will be charged if the housekeepers have to rearrange the furniture after your stay. Since the premises are privately owned, the owner shall not be responsible for any additional furnishings not presently in the property. Renter is to indemnify the owner for any damages or costs to the premises, furnishings, equipment, and household items therein, which occur during renter’s occupancy excluding normal wear and tear. Locked closets are maintained by homeowners for personal use. Please respect these areas. If the owner's closets are found broken into, there will be a charge for the repair of the lock and replacement of any missing items. PLEASE DO NOT REMOVE CLOSET DOORS IN MASTER BEDROOM FROM THEIR TRACKS. $125.00 WILL BE CHARGED TOWARD YOUR SECURITY DEDUCTED IF THEY HAVE BEEN REMOVED.


REPAIRS:
The Condo’s maintenance/housekeeping staff is here to make sure your vacation home is in the best condition that it can be. If you should discover otherwise, please report it to us immediately and we will correct it as quickly as possible; however, no refunds will be given for appliance failure or other circumstances beyond our control. Please do not wait until you are checking out to let us know about problems, as we no longer have the opportunity to rectify the situation and cannot offer compensation at that time. At times, we must wait for service companies, parts, or services. Please bear with us during these times.

Authorized employee or repair person may enter the premises during normal business hours for any purpose pertaining to repair, improvement, care, and management of the premises. We will try to notify you, if possible, as far in advance as possible of any entry.


PARKING:
The Pearl only allows parking for two vehicles per condominium occupied. Additional vehicles will need to be parked in a public parking lot or receive permission from the owner. Most condominiums prohibit boats, trailers, jet-skis, motor homes, and buses. If traveling with any of these, please call us ahead of time to discuss parking options.  There is a public boat launch located across the street from the condominium.

GRILLING: Management prohibits charcoal or opens fire grilling on or under decks, balconies, or porches, or within ten feet of any structure. The Pearl offers a designated grilling area with two gas grills and two charcoal grills for your pleasure. Grills are located on the West Side of the Building.


GARBAGE REMOVAL: Please place household trash in appropriate receptacles (trash chutes are located near the elevators on each floor, dumpsters, and covered outside containers are provided).

ITEMS LEFT IN PROPERTY: We cannot be responsible for personal items left in a property. If you forget something please feel free to contact us and we will make every attempt to locate it for you. If you enter your personal login and password to WIFI or Smart TV, please remember to remove it. We cannot be responsible for any charges after your departure.

SUBSTITUTION: When you confirm a reservation, our property will be assigned; however, no property request is guaranteed. We reserve the right to cancel or substitute comparable accommodations without notice or liability in the event of a sale of the rental property or if the property becomes unavailable. In these rare instances, we will try to notify you of the change. You will be charged the current rate for the new property, and upon notification of the change, given the opportunity to cancel without penalty should the new arrangements not be acceptable. After notification, the normal cancellation policy will once again apply. Units may not be sublet.


OCCUPANCY:
The total number of persons allowed in the property at any time is restricted to eight (8), without prior permission from the owner. Eviction without refund is the penalty. We are very serious about maintaining a family atmosphere for the quiet enjoyment of all our guests. We will rent to family groups and responsible adults only. We do not rent to anyone under 25 years of age. No children will be allowed to check-in without their parents. Reservations made under false pretense will be subject to forfeit of entire payment. Identification may be required prior to check-in to verify age.  No parties, weddings, or gatherings are allowed without prior written permission from us. Absolutely no student groups or house parties will be tolerated. Appropriate state laws pertaining to the Landlord and Tenant Act, and Rules and Regulations that are applicable to said premises govern all accommodations. The occupancy of common areas shall be quiet and peaceful so as not to disturb others.


BALCONIES: PLEASE DO NOT LEAN OR THROW ITEMS FROM THE BALCONIES. REMEMBER THE PEARL IS A NONSMOKING RESORT; THEREFORE THERE IS NO SMOKING ON THE BALCONIES.


UNITS FOR SALE: In the event, the property you are renting is listed for sale, we may find the need to show the property during your visit. We will make every effort to schedule the showing at a convenient time so we do not disturb your vacation.


INDEMNITY: We are not responsible for any damages to our rental property or furnishings, nor for injuries resulting from any accident that may occur in or on our property or the premises during the guest’s occupancy. The owner will not be held responsible for acts of theft or vandalism or other damages to the guest’s personal items left in the unit or on the premises.

We have made every effort to ensure that all information printed here is accurate, but cannot be held responsible for errors in printing or changes made in furnishings and appliances. Prices and tax are subject to change.

This constitutes a written rental agreement between RENTER and the owner of The Pearl Condominium, Unit 1406. Gulf Blue Property Leasing, located on the first floor of the Pearl Condominium, is NOT connected to this rental.  You do not need to check-in or out with them. Upon violation of the terms of this agreement, we may terminate this agreement and enter the said premises. Upon notice of termination, RENTER shall vacate the premises IMMEDIATELY. All funds received may be placed in an interest-bearing account on which the interest shall accrue to the benefit of the condominium owner.


Your reservation is held directly with the owner of this condo and not Gulf Blue Vacations whose office is located on the first floor of The Pearl Condominiums.  Please email or call me if you have any questions or need assistance, as Gulf Blue will not assist you. Thank you.
